Q. Why can’t I just be my own contractor without support from someone like HCA?
A. The average home consumer does not have the background to understand the finer points of the construction field. Also, there are so many loopholes and potential pitfalls regarding home construction, that it’s easy to fall victim to financial disaster.

Q. Why do I need a contract with every sub-contractor?
A. If you are building your own home and want to be your own contractor, then each sub-contractor is a separate entity that has to be contractually bound. This insures you against all the problems you never thought would arise.

Q. Why do I need all these forms? Doesn’t the quote the builder gives me do the same thing?
A. NO! The forms we use become binding contracts that insure your rights are being addressed. Quotes say nothing about the “fine print” problems that always seem to arise.

Q. I have most of my house being built by friends. I think I can trust them. Why insult them by having them sign a contract?

Q. Will all these forms scare off contractors, which in turn could cost me more money?
A. Absolutely not. First of all, if your contractor is truly a reputable professional, he will have no problems with this format. Secondly, most forms can be slightly modified if the need arises.

Q. What are some examples of these problems that could cost me money?
A. The list of “what-ifs” is unlimited. In construction, if something can possibly go wrong, it will. For instance, could you imagine the liabilities involved if a contractor gets hurt on your property? What if the builder uses the wrong material, changes your flooring, or forgets to put a window in? Do you know what your rights are in these cases? Also, the contractor may ask to be paid for something that in actuality was not fully completed. Would you be able to pick up on this before he was paid? You will sometimes find that once a contractor is paid, there is less of an incentive for him to complete the job.
